Portfolio Update – January 2019

We made it to another month and now comes the portfolio update. The month has been cold, and so is our portfolio. There’s currently no change in the stock holdings. Just that the percentages moving up and down.

Real Estate Portfolio

There is one new addition to our real estate portfolio.

Type of PropertyBoughtPriceĀ PaidMortgageCashflow
2Br/1TB HouseNov 2018P250,000P2,000 /mo
3Br/1TB HouseJan 2019P290,000P3,500 / mo
TotalP5,500 / mo

We are now doing the paperwork of acquiring the new property, so its already considered mine. We also have contacted a third party to do some renovation. To our surprise, a lot of people reached out to us showing interest in renting the house. So we can expect to rent it out immediately once the renovation is finished, with no downtime. Cashflow on the very first business day.

Setting an Income Target for Real Estate

I’m gonna get married soon. And I’m gonna need some cushion for income. The dividends from stocks are all good for me when I was single since I can always skip on some meals to last to the next dividend payments. But when I have a family of my own, that won’t do. I need to have some stable monthly source of income to depend on, for the rainy days (and economic crashes, most especially). So I decided, that I have to grow this monthly income from rent to around P10,000, P20,000 then lastly, P50,000 per month.

It may be fun to see the progress and have it documented on this blog. From a measly P2,000 a month to 10,000 to 20,000 and to 50,000. Maybe, we can go as far as P100,000 or even P1million a month. Who knows? šŸ™‚

  1. Nice one for your Meralco and San Miguel Foods positions! I’m happy to see that you also have Controls in your portfolio in the form of real estate.
